From first call to keys — usually 6–8 weeks

The process is the same whatever the budget. Nothing is signed until you understand every clause.

A talk and a budget

30 minutes on video. Who's moving, how often, whether you'll rent it out, cash or mortgage. The result: a realistic price range and a shortlist of areas, not 200 links.

Viewings

5–7 properties in two days. I meet you at Alicante airport and drive you myself. We check more than the flat: parking, neighbours, the walk to the sea, the community fee.

NIE, account, reservation

I help you get an NIE and open a Spanish bank account. A €3,000–6,000 reservation deposit takes the property off the market. An independent lawyer checks debts, licences and the registry.

Mortgage or payment

Banks lend non-residents up to 70% of the valuation. I prepare the paperwork, compare terms at several banks and see it through to approval.

Notary and keys

Signing the escritura, payment, keys the same day. Can't come? We arrange a power of attorney and I represent you at the deal.

Life after the deal

Electricity, water, internet, insurance, community registration, furniture. If you rent it out, I'll connect a management company and a tourist licence.

Frequently asked questions

What buyers ask before purchasing

Can I buy property remotely, without coming to Spain?

Yes. A power of attorney is arranged at a notary or consulate, viewings are done by video, and I represent you at the deal. Every step is filmed and sent to you.

What taxes and costs come with a purchase?

Resale homes: 10% ITP tax in the Valencian Community. New builds: 10% IVA plus around 1.5% stamp duty. Add notary, registry and lawyer — roughly another 2–3%. We calculate the exact budget before you pay a reservation.

Can a non-resident get a mortgage?

Yes, Spanish banks lend non-residents 60–70% of the valuation. You'll need an NIE and proof of income. Approval takes 3–5 weeks — I prepare the paperwork and compare terms at several banks.

How much does it cost to maintain a home by the sea?

Annual IBI tax, community fees, electricity and water. For a seaside apartment it's usually €1,500–3,000 a year, more for a villa with a pool. I give exact figures for every property before you buy.

Does buying property grant residency?

Not by itself: Spain's property golden visa was abolished in 2025. But there are working routes: the non-lucrative visa, the digital nomad visa and others. I'll point you in the right direction and introduce trusted immigration lawyers.

How long does a purchase take?

From reservation contract to keys it's usually 6–8 weeks. With a mortgage, 2–3 weeks longer. New builds are handed over on the developer's schedule, and until completion your payments are protected by a bank guarantee.
